Great British Insulation Scheme

Great British Insulation Scheme (GBIS)

At EGi Energy, we help landlords access funding through the government’s ECO4 programme, which includes the Great British Insulation Scheme (GBIS). This page explains what the GBIS is, who qualifies, and the benefits it offers for landlords and tenants.

What is the GBIS?

The Great British Insulation Scheme (GBIS) is a government initiative designed to help households across the UK reduce heat loss, lower energy bills and make homes warmer. It provides funding for a range of insulation upgrades, including:

Loft insulation

Cavity wall insulation

Solid wall insulation

Floor insulation

Unlike ECO4, which targets whole-home energy efficiency measures, the GBIS is specifically focused on insulation, helping households cut costs by keeping more heat inside their homes.

How does the GBIS Grant Scheme work?

The Government Department for Energy Security and Net Zero set GBIS policy and legislation.

It is administer by Ofgem, and Funded by the Major Energy Suppliers.

The quality assurance of retrofits (work), to both technical and consumer protection standards, is overseen by TrustMark.

GBIS Grant Scheme Funders

The grant schemes are backed by the UK’s major energy suppliers, including British Gas, E (formerly E.ON Next), E.ON Energy, Ecotricity, EDF Energy, Octopus Energy, Outfox the Market, OVO Energy, Scottish Power, So Energy, Utility Warehouse, Utilita Energy.

Who Qualifies for GBIS?

The scheme is open to:

  • Tenants living in homes with low energy performance (EPC D–G)

  • Households in Council Tax bands A–D in England (A–E in Scotland and Wales)

  • Low-income or vulnerable households who need support with rising energy costs

At EGi Energy, we carry out a free property assessment to confirm eligibility and guide you through the process of securing funding.

Why Choose EGi Energy?

At EGi Energy, we specialise in delivering energy-efficiency improvements through government-backed schemes like GBIS. We manage the process from start to finish, including:

Checking eligibility for funding

We begin by confirming whether you, your tenants, or your properties meet the criteria for the GBIS. This includes reviewing EPC ratings, property type, location and household circumstances. Our team makes the process simple, so you know straight away if funding is available.

Property Assessments

Once eligibility is confirmed, we carry out a detailed property assessment to identify the most effective insulation measures. This ensures the upgrades installed will deliver the greatest improvement in energy efficiency and comfort.

Organising Installation

We manage the entire installation process, working with fully accredited contractors who meet strict industry standards. Our aim is to ensure the work is completed efficiently, with minimal disruption to tenants.

Compliance Application

After installation, we handle all the compliance and paperwork required under the GBIS. This includes submitting evidence of the improvements and providing updated documentation, such as EPC certificates, so you have a clear record of the work completed.

Our Process

We begin with a desktop assessment of your property to check eligibility for GBIS funding and identify potential improvements before a site visit.

A pre-property assessment is carried out to gather key information on the building, its current energy performance, and suitability for upgrades.

Tenants complete a simple application to confirm eligibility for GBIS funding. Our team supports them through the process to make it quick and stress-free.

A qualified assessor visits the property to carry out a full retrofit assessment, identifying the most effective measures to boost energy efficiency and EPC ratings.

Based on the retrofit assessment, we design a tailored package of improvements that meet GBIS requirements and deliver maximum benefits for the property.

A clear schedule of works is created, detailing the measures to be installed, timelines, and access arrangements to minimise disruption for the homeowner or tenants.

Our accredited installers complete the agreed upgrades to the highest standards, ensuring full compliance with GBIS and industry regulations.

A follow-up inspection is carried out to confirm all improvements have been installed correctly and the property meets the targeted energy performance standards. A new EPC will also be arranged to demonstrate the upgraded rating.

Once the project is complete, we provide full handover documents, including warranties, certificates, and compliance paperwork for your records.

Check Your Eligibility
