ECO4 Grants for HMOs
At EGi Energy, we help landlords and property managers of Houses in Multiple Occupation (HMOs) access fully funded energy-efficiency improvements through the ECO4 grant scheme. Under the rules of ECO4, if just one tenant within the property qualifies, the entire building may be eligible for upgrades, making it a powerful opportunity for HMO owners.
How It Works
If a single tenant in your HMO meets the eligibility criteria (such as being in receipt of qualifying benefits), your property can qualify for whole-home improvements.
This means multiple tenants benefit from upgrades, but landlords only need one qualifying tenant to unlock funding.
Improvements are fully funded, with no cost to landlord or their tenants.
What Upgrades Are Available?
Through ECO4 HMO grants, landlords can access a wide range of property improvements, including:
Loft, cavity wall and solid wall insulation
Upgraded boilers and heating systems (where eligible)
Air-source heat pumps and renewable heating
Solar PV installations
Whole-home retrofits to boost EPC ratings and efficiency
All works are carried out by TrustMark-registered installers and come with full warranties and compliance documentation.

Property Assessment
Check to see if your property qualifies for a ECO4 Grant, just enter your property postcode and select your address from the list for a quick assessment.
Why HMO Landlords Should Apply
No cost, 100% Free – fully funded upgrades for eligible homes through the grant scheme.
Raise EPC Ratings – meet legal requirements for rented properties and improve compliance.
Cut Tenant Bills – lower running costs make properties more affordable and attractive.
Reduce Arrears – cheaper energy bills mean tenants are less likely to fall behind on rent.
Add Value to Your Property – energy-efficient upgrades future-proof your housing stock.

How EGi Energy Supports HMO Landlords
We act as your end-to-end delivery partner, managing ECO4 funding for the one qualifying tenant and the whole property upgrade route for the HMO. Our team handles the admin, tenant comms and technical compliance, so upgrades are delivered quickly, safely and with minimal disruption.
Eligibility & Funding
We confirm HMO status, check EPC baselines, and identify the quickest funding route through ECO4 or LA Flex. Tenant eligibility is verified, with just one qualifying resident needed to unlock whole-property upgrades.
Assessment & Planning
Our team conducts full PAS 2035 surveys, covering building fabric, heating, ventilation and communal areas. From this, we design a tailored improvement plan to maximise EPC gains.
Installation & Delivery
Upgrades are delivered using a fabric-first approach, including insulation, heat pumps or solar PV where suitable. Work is carefully coordinated to minimise disruption and keep the property fully operational.
Compliance & Handover
All installations are carried out by TrustMark-registered installers. Landlords receive updated EPCs, warranties and compliance packs, along with ongoing support for portfolio rollouts.
Our Process
Desktop Assessment
We begin with a desktop assessment of your property to check eligibility for ECO4 funding and identify potential improvements before a site visit.
Pre Property Assessment
A pre-property assessment of the HMO is carried out to gather key information on the building, its current energy performance, and suitability for upgrades.
Tenant Application
Tenants complete a simple application to confirm eligibility for ECO4 funding. Our team supports them through the process to make it quick and stress-free.
Retrofit Assessment
A qualified assessor visits the property to carry out a full retrofit assessment, identifying the most effective measures to boost energy efficiency and EPC ratings.
Energy Efficiency Design
Based on the retrofit assessment, we design a tailored package of improvements that meet ECO4 requirements and deliver maximum benefits for the property.
Schedule of Works
A clear schedule of works is created, detailing the measures to be installed, timelines, and access arrangements to minimise disruption for tenants.
Work Completed
Our accredited installers complete the agreed upgrades to the highest standards, ensuring full compliance with ECO4 and industry regulations.
Post Property Assessment
A follow-up inspection is carried out to confirm all improvements have been installed correctly and the property meets the targeted energy performance standards. A new EPC will also be arranged to demonstrate the upgraded rating.
Handover Documents Provided
Once the project is complete, we provide full handover documents, including warranties, certificates, and compliance paperwork for your records.
